利用規約 / Terms of Service

Sumika（以下「本サービス」）は、日本国内の不動産に関する公開データを収集・整理し、参考情報としてレポートを提供するサービスです。運営者は Evelyn AI（以下「当社」）です。

Sumika is a service that aggregates publicly available data on Japanese real estate and provides reports as reference information. The service is operated by Evelyn AI.

本サービスが提供するレポートは、公開データに基づく参考情報であり、以下のいずれにも該当しません：

• 不動産鑑定評価（不動産の鑑定評価に関する法律に基づくもの）
• 重要事項説明書（宅地建物取引業法第35条に基づくもの）
• 法的助言、税務助言、投資助言
• 建物検査報告書（建築物の耐震診断等）

Reports provided by this service are reference information based on public data and do not constitute: property appraisals, statutory disclosures (重要事項説明書), legal/tax/investment advice, or building inspection reports.

本レポートのデータは、国土交通省、国土地理院、J-SHIS、OpenStreetMap、Google Solar API 等の公開データソースから取得しています。当社はデータの正確性・完全性・最新性を保証しません。

公開データの更新頻度はソースにより異なり、レポート生成時点と実際の状況に差異が生じる可能性があります。重要な意思決定の前には、必ず専門家（不動産鑑定士、宅地建物取引士、弁護士、税理士等）にご相談ください。

Data accuracy, completeness, and currency are not guaranteed. Public data update frequencies vary by source. Consult licensed professionals before making significant decisions.

当社の責任は、いかなる場合においても、お客様が当該レポートの購入に際して実際に支払われた金額を上限とします。 データの誤りにより実際の損害が生じた場合は、support@evelyn-ai.com までご連絡ください。

Our liability is limited in all cases to the amount actually paid by you for the relevant report. If data errors cause actual harm, please contact support@evelyn-ai.com.

レポート料金は購入時に表示される金額とします。決済は Lemon Squeezy（Merchant of Record）を通じて処理されます。デジタルコンテンツの性質上、レポート生成後の返金は原則としてお受けしておりません。

Report fees are as displayed at time of purchase. Payments are processed via Lemon Squeezy (Merchant of Record). Due to the digital nature of the product, refunds after report generation are generally not available.

レポートの著作権は当社に帰属します。購入者は個人利用および社内検討資料としての利用が認められます。レポートの再販売、無断転載、公開配布は禁止します。

Copyright belongs to Evelyn AI. Purchasers may use reports for personal use and internal review. Resale, unauthorized reproduction, and public distribution are prohibited.

個人情報の取扱いについては、プライバシーポリシーをご参照ください。

当社は、事前の通知なく本サービスの内容を変更、または一時的もしくは恒久的に停止する場合があります。

We may modify or discontinue the service at any time without prior notice.

本規約は日本法に準拠し、東京地方裁判所を第一審の専属的合意管轄裁判所とします。

These terms are governed by Japanese law, with the Tokyo District Court as the exclusive court of first instance.
